  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Produced monthly by the Bureau of Labor Statistics (BLS), the Consumer Price Index (CPI) is a measure of the average change overtime in the prices paid by urban consumers for goods and services, including the cost of shelter in general, rent prices in particular. The most recent CPI data revealed that the index for shelter rose in May, up 0.4%, for the 4th consecutive month. Since there is a lagging nature to the CPI’s shelter cost component, as the government surveys a rolling sample of households every 6 months as part of its calculation, our National Rent Index serves as a leading indicator of shelter CPI because our data measures asking rents today. Our national rate for one-bedroom units rose 1.5% this June, settling at $1,526, while two-bedrooms increased 1.9% to $1,900. The national index continuing this trend of monthly growth coupled with the current persistent inflation suggests that housing will remain a challenge for the Federal Reserve’s efforts to lower interest rates this year.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           “We may have finally returned to the first normal renting season since 2019,” says Zumper CEO Anthemos Georgiades. “Following a soft winter, last month our national index recorded the highest monthly gains since the Fall of 2022 and rent growth has begun to accelerate into summer.”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div&gt;&#xD;

           Annually speaking, our national one and two-bedroom rents are up 1.5% and 2.1%, respectively. As a reminder, although the national rates are currently fairly low, they have not offset the large rent spikes experienced in the last few years as the national one and two-bedroom prices are still $300-$400+ more expensive than 4 years ago.

           Florida rent rates reflect massive demand
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div&gt;&#xD;

           After two years of leading the nation for price hikes, when rents in Miami, for example, were consistently up over 40% in the spring and summer months of 2022, Florida has seen a large influx of supply this year that has helped combat its demand. Of all U.S. subregions, the Sunshine State had the 3rd largest inventory growth overall with about 66k new rental units delivered at the end of the first quarter of 2024. Orlando led the pack with the largest amount of added supply, followed by Tampa, Jacksonville, and Miami. As reflected by the annual rent price changes in our data, those same 4 markets were the Florida cities with rates in the negatives. However, even though these cities are experiencing declining prices, the fact that they are not down more significantly, due to the huge addition of new inventory, demonstrates how truly massive the housing demand is in Florida. Other states with large amounts of new supply have experienced much bigger slowdowns. Raleigh in North Carolina, for instance, has rent down over 9% annually. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Meanwhile, Tallahassee, St. Petersburg, and Fort Lauderdale did not have as large of supply hits to absorb demand so rents in those cities are up a few percentage points from last year. Tallahassee is also the most affordable Florida city in our report so many renters who have become priced out of other markets, from the rent spikes experienced in the last 2 years, may be turning to Tallahassee for cheaper cost of living, which puts upward pressure on rents there.

           The New York rental market continues to dominate in terms of rent growth as all 4 cities in this state that are in our report had annual rates up in the double digits. Syracuse rent remained the fastest growing, rising 29%, while Buffalo, Rochester, and New York City followed suit with rents all climbing over 10%. The considerable demand present has even spilled into surrounding markets like Connecticut and New Jersey as New Haven and Newark both saw rents increase over 7% since this time last year. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           New York City’s vacancy rate has reached a historic low of 1.4%, taking a nosedive from the 4.5% rate it was at only 2 years ago. While New York City’s net housing stock has grown by about 2% in the last 5 years, which is a significant addition for the market, this rate is still considerably smaller than the national average of 10%. Additionally, the New York metro area has not only recovered all jobs lost during the pandemic, it currently has an employment base that is actually 2.5% above the level seen in February 2020. The demand in this area is apparent while the supply has not grown nearly enough, creating an incredibly tight rental market that’s fueling high prices.

  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Meanwhile, Rochester, Buffalo, and Syracuse all continue to have occupancy rates above the national average as well. As we head into the summer and fall months, prices and demand will likely only continue to grow in this state as competition tends to be fiercest during that time of year.

      <title>Ten Things To Know About 1031 Exchanges</title>

    &lt;span&gt;&#xD;
      
           Tax nerds may be able to spout off Internal Revenue Code Sections, but most people never get beyond 401(k). (That’s right, your workplace retirement savings plan is named after a section of the tax code.)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Still, “Section 1031″ is slowly making its way into daily conversation, bandied about by realtors, title companies, investors and soccer moms. Some people even insist on making it into a verb, a la FedEx , as in: “Let’s 1031 that building for another.” (While Section 1031 isn’t restricted to real estate, that’s clearly where most of the discussion takes place.)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           So what is 1031? Broadly stated, a 1031 exchange (also called a like-kind exchange or a Starker) is a swap of one business or investment asset for another. Although most swaps are 
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="http://www.forbes.com/2009/11/11/irs-tax-barter-exchange-income-personal-finance-wood.html" target="_blank"&gt;&#xD;
      
           taxable as sales
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
           , if you come within 1031, you’ll either have no tax or limited tax due at the time of the exchange.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In effect, you can change the form of your investment without (as the IRS sees it) cashing out or recognizing a capital gain. That allows your investment to continue to grow tax deferred. There’s no limit on how many times or how frequently you can do a 1031. You can roll over the gain from one piece of investment real estate to another to another and another. Although you may have a profit on each swap, you avoid tax until you actually sell for cash many years later. Then you’ll hopefully pay only one tax, and that at a long-term capital gain rate (currently 15%).
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Warning:
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Special rules apply when depreciable property is exchanged in a 1031. It can trigger gain known as “depreciation recapture” that is taxed as ordinary income. In general, if you swap one building for another building, or one machine for another machine, you can avoid this recapture. But if you exchange improved land with a building for unimproved land without a building, the depreciation you’ve previously claimed on the building will be recaptured as ordinary income.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Such complications are why you need professional help when you’re doing a 1031. Still, if you’re considering a 1031–or just curious–here are 10 things you should know.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           1. A 1031 isn’t for personal use.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The provision is only for investment and business property, so you can’t swap your primary residence for another home. There are ways you can use a 1031 for swapping vacation homes, but this loophole is much narrower than it used to be. For more details, see No. 10.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           2. But some personal property qualifies.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Most 1031 exchanges are of real estate. However, some exchanges of personal property (say a painting) can qualify. Note, however, that exchanges of corporate stock or partnership interests don’t qualify. On the other hand, interests as a tenant in common (sometimes called TICs) in real estate do.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           3. “Like-kind” is broad.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Most exchanges must merely be of “like-kind”–an enigmatic phrase that doesn’t mean what you think it means. You can exchange an apartment building for raw land, or a ranch for a strip mall. The rules are surprisingly liberal. You can even exchange one business for another. But again, there are traps for the unwary.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           4. You can do a “delayed” exchange.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Classically, an exchange involves a simple swap of one property for another between two people. But the odds of finding someone with the exact property you want who wants the exact property you have are slim. For that reason the vast majority of exchanges are delayed, three party, or Starker exchanges (named for the first tax case that allowed them). In a delayed exchange, you need a middleman who holds the cash after you “sell” your property and uses it to “buy” the replacement property for you. This three party exchange is treated as a swap.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           5. You must designate replacement property.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There are two key timing rules you must observe in a delayed exchange. The first relates to the designation of replacement property. Once the sale of your property occurs, the intermediary will receive the cash. You can’t receive the cash or it will spoil the 1031 treatment. Also, within 45 days of the sale of your property you must designate replacement property in writing to the intermediary, specifying the property you want to acquire.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           6. You can designate multiple replacement properties.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There’s long been debate about how many properties you can designate and what conditions you can impose. The IRS says you can designate three properties as the designated replacement property so long as you eventually close on one of them. Alternatively, you can designate more properties if you come within certain valuation tests. For example, you can designate an unlimited number of potential replacement properties as long as the fair market value of the replacement properties does not exceed 200% of the aggregate fair market value of all the exchanged properties.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           7. You must close within six months.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The second timing rule in a delayed exchange relates to closing. You must close on the new property within 180 days of the sale of the old. Note that the two time periods run concurrently. That means you start counting when the sale of your property closes. If you designate replacement property exactly 45 days later, you’ll have 135 days left to close on the replacement property.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           8. If you receive cash, it’s taxed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           You may have cash left over after the intermediary acquires the replacement property. If so, the intermediary will pay it to you at the end of the 180 days. That cash–known as “boot”–will be taxed as partial sales proceeds from the sale of your property, generally as a capital gain.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           9.You must consider mortgages and other debt.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           One of the main ways people get into trouble with these transactions is failing to consider loans. You must consider mortgage loans or other debt on the property you relinquish, and any debt on the replacement property. If you don’t receive cash back but your liability goes down, that too will be treated as income to you just like cash. Suppose you had a mortgage of $1 million on the old property, but your mortgage on the new property you receive in exchange is only $900,000. You have $100,000 of gain that is also classified as “boot,” and it will be taxed.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           10. Using 1031 for a vacation house is tricky.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           You can sell your primary residence and, combined with your spouse, shield $500,000 in capital gain, so long as you’ve lived there for two years out of the past five. But this break isn’t available for your second or vacation home. You might have heard tales of taxpayers who used a 1031 to swap one vacation home for another, perhaps even for a house where they want to retire. The 1031 delayed any recognition of gain. Later they moved into the new property, made it their primary residence and eventually planned to use the $500,000 capital gain exclusion.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           In 2004 Congress tightened that loophole. Yes, taxpayers can still turn vacation homes into rental properties and do 1031 exchanges. Example: You stop using your beach house, rent it out for six months or a year and then exchange it for other real estate. If you actually get a tenant and conduct yourself in a businesslike way, you’ve probably converted the house to investment property, which should make your 1031 exchange OK. But if you merely hold it out for rent but never actually have tenants, it’s probably not. The facts will be key, as will the timing. The more time that elapses after you convert the property’s use the better. Although there is no absolute standard, anything less than six months of bona fide rental use is probably not enough. A year would be better.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If you want to use the property you swapped for as your new second or even primary home, you can’t move in right away. In 2008 the IRS set forth a safe harbor rule under which it said it would not challenge whether a replacement dwelling qualified as investment property for purposes of a 1031. To meet that safe harbor, in each of the two 12-month periods immediately after the exchange: (1) you must rent the dwelling unit to another person for a fair rental for 14 days or more; and (2) your own personal use of the dwelling unit cannot exceed the greater of 14 days or 10% of the number of days during the 12-month period that the dwelling unit is rented at a fair rental.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Moreover, after successfully swapping one vacation/investment property for another, you can’t immediately convert it to your primary home and take advantage of the $500,000 exclusion. Before the law was changed in 2004 an investor might transfer one rental property in a 1031 exchange for another rental property, rent out the new rental property for a period of time, move into the property for a few years and then sell it, taking advantage of exclusion of gain from the sale of a principal residence. Now, if you acquire property in the 1031 exchange and later attempt to sell that property as your principal residence, the exclusion will not apply during the five-year period beginning with the date the property was acquired in the 1031 like-kind exchange. In other words, you’ll have to wait a lot longer to use the primary residence capital gains tax break.

           While the short sale transaction has been around as long as mortgages have, the sheer volume of them during the most recent recession familiarized the average American with the concept. Caught unaware, both lenders and real estate professionals scrambled to find their places in the process, with many becoming overnight experts. Several myths became firmly rooted in our consciousness and scams and cons abounded.

           The first step to take is to find a knowledgeable real estate agent. Yes, it may be a bit of a challenge, but short sales are quite different than standard purchases, and you need someone experienced and well-versed in the short sale process. Let the newbie agent find someone else to practice on. To find this super agent, ask friends, colleagues and neighbors who they recommend. Look at short sale homes currently on the market and pay close attention to any agent names that pop up repeatedly.

           Next, put the agent to work finding you a short sale property according to the criteria you have determined works best for you. While he’s doing that, concentrate on getting a loan. Although short sales are notoriously slow, once your offer is approved by the seller’s lender the pace may pick up, and you want to be ready to close when it does.

           You've probably heard that owning a second home provides some tax relief—and, it can. There are some special tax rules and regulations that apply to second properties, however, and they can be a little confusing. Hang in there, we'll try to make this as clear as possible.

           The first rule to remember is that you can't deduct the mortgage interest on your vacation home as home mortgage interest on line 10 of Schedule A if it's not considered to be a residence. Refer to the IRS Web site at www.irs.gov to select and print a copy of Schedule A.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           Vacation homes come in many packages. Your vacation home could be a house, a condo, a cabin, or a duplex. It also could be a boat or a recreational vehicle. To qualify for a tax deduction, your vacation home needs to have a bathroom, kitchen, and a place to sleep. It's a good idea to pay a visit to your accountant before you buy a vacation home. Ask her about tax advantages for rental properties and residences, and have her run pro forma returns under different scenarios to see how your income tax return may be affected.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           That doesn't mean, however, that you can't rent a vacation home and still have it be considered a residence. It's all a matter of timing.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The IRS says in order to have your vacation home qualify as a residence, you need to spend at least 14 days there, or 10 percent of the amount of time that the property is rented.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Let's say that you own a home on a lake, very close to some good ski areas. The location makes your home attractive to skiers and snowmobilers in the winter, and to families and others who enjoy the lake, hiking, and so forth in the summer. There's a big demand for these properties, and you have no trouble renting your home for 210 days out of the year.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           You might think the rental income is great, but if you don't use the house for at least 21 days, the IRS will consider the home to be a rental property and you won't be able to deduct your mortgage or real estate taxes entirely on Schedule A. Part of the mortgage interest will need to be declared against the rental income on Schedule E of your tax return. Refer to the IRS Web site at www.irs.gov to select and print a copy of Schedule E.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           On the other hand, if you own a vacation home and rent it for less than two weeks, you get a tax break because you don't need to report the rental income on your tax return. All that rental income is, essentially, tax free.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Another disadvantage of investing in tax liens is that they are complex arrangements and not usually suitable for novice investors. Tax liens are sold at auctions. If you’ve never been to an auction before, you’re competing against banks and hedge funds with some of the better properties on the market.

    &lt;span&gt;&#xD;
      
           The purpose of bidding is to bid down the interest rate on the lien or to bid up the premium, which reduces your net rate of return indirectly. So, while the default rate of return may be 18 percent, it’s unlikely that popular or well-maintained properties will fetch this yield.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           Some properties may be bid down to .25 or .5 percent, making them attractive only to large financial institutions who can make up the difference in volume.

           As a lien holder, you have responsibilities you must fulfill. For starters, you must notify the property owner in writing that you have purchased the tax lien. This makes them aware of the fact that you own their tax debt.

The ideal situation is where the property owner fell behind on tax payments because of a divorce or some unusual circumstance, but has access to investments or has a high income potential, which will all but guarantee the redemption of the property.

           Finally, try to attend auctions that don’t allow online bidding or which aren’t advertised online. Online auctions, or access to the auction, draws large investors who are bid-happy, which drives down the potential rate of return on your investment.

           HOW CHEAP DO YOU HAVE TO BUY FLIPS TO MAKE A PROFIT?

           House flipping starts with how much money you pay for the house you intend to flip. Most people under-estimate the costs involved in flipping and that is why they do not make much money or lose money on their first flip. 
          &#xD;

           The 70 percent rule
          &#xD;

            is a great guideline to help flippers calculate if they can make a profit on a flip.

           The 70 percent rule states a house must be bought for 70 percent of the ARV minus the cost of repairs. ARV stands for after repaired value and is what the home will sell for after it is fixed up. For example:

           Many people make the mistake of paying too much money for a house they want to flip, because they only consider the repair cost and what they can sell it for. You have to have a lot of room between the purchase price and selling price on flips, because there are so many costs involved.
          &#xD;

           WHAT ARE THE COSTS INVOLVED WHEN FLIPPING HOUSES?
          &#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The most obvious cost when flipping houses is the repair cost; 
          &#xD;
    &lt;/span&gt;&#xD;

            Buying costs: when you buy a flip you will have to pay closing costs, which can be as much as 3-6 percent of the purchase price if you get a loan. Hard money lenders will charge up to four percent for origination charges; other leaders will charge less but still expect to pay at least one percent. You will have to pay closing fees to the title company, recording fees and possibly an appraisal and inspection.

    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Carrying costs: while you own the property you will have to pay for insurance, taxes, HOA fees, yard maintenance, utilities and interest if you get a loan. Interest rates will range from 5 to 20 percent depending on the lender you use.

    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Selling costs: to sell a house you will have to pay real estate agents, closings fees, title insurance and possibly closing costs for the buyer.

  &lt;p&gt;&#xD;

           Here is what the total costs might look like on a flip bought for $80,000, sold for $150,000 and takes six months to sell:

           Before you buy a fix and flip, you have to determine what the cost will be to repair the home. The repair cost will vary greatly on the amount of work needed, the contractor used and the area you live in. I use contractors to repair all my houses,

           For this hypothetical flip I will assume the repair costs are $15,000, which bring the total costs to $35,000 (

Selling the house for $150,000 would net a profit of $35,000 on the flip if everything goes perfectly. Rarely does everything go perfectly on a flip, because repair costs come in higher, unexpected costs come up and you don’t always sell a house for as much as you plan too. I always add $5,000 into my cost estimates for unexpected repairs or costs that will come up. Even though the initial estimates show a $35,000 profit, in reality the profit would most likely come in at $30,000 or even $25,000.

           Many of these techniques cannot be used by beginners, because you may not have cash or be willing to waive your inspection contingency. That does not mean it is impossible to get a deal that you can flip, but you may have to be more patient. I will go months without seeing a great deal that has enough room to flip.

           HOW CAN YOU FINANCE FIX AND FLIPS?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I use a local portfolio lender to finance my flips; they charge a one percent origination fee and 5.25% interest rate on a one year loan for flipping. The catch is they only finance 75 percent of the purchase price. I have to come up with 25 percent for down payment, money for repairs and all the carrying costs. I can easily have over $50,000 in cash tied up in one flip. There are many ways to put less cash into a flip, but it will cost you higher interest rates and fees in most cases.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

            Hard money lenders
           &#xD;

             will loan more money for flips, but they charge higher rates. Interest can range from 8 to 18 percent and they usually charge from 2 to 5 origination points. The advantage is hard money lenders will loan much higher loan amounts; up to 100 percent of the purchase price and in some cases the repairs as well. To get the entire purchase price financed with hard money you most likely have to be a very experienced investor.

    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Private money is a loan from a private investor. It could be a loan from a friend, family member, business partner or stranger. Private money rates vary depending on the situation; I get some private money from my sister and I pay her a six percent rate. Some private money lenders will charge less and some much more. 
           &#xD;
      &lt;/span&gt;&#xD;

            Partnerships are another way to get started flipping with little money. Many flippers get started by doing most the work; finding, repairing and selling a flip, but they have a partner finance everything. A typical deal is the partners split profits 50/50 for one person doing all the work and another providing all the money.

           I mentioned earlier in the article it takes six months to flip a house; this seems like a very long time to most beginners, but it takes time to flip. Many investors get into trouble because they think they will complete the flip in three months and base all their costs on three months. It takes time to get a contractor scheduled, get the work done, market a house and sell a house.

           When you buy a flip most contractors are not able to start right away. The contractor will have other jobs and it may be a couple of weeks before they can start working. The time it takes to complete the work is almost always longer than the contractor says. If he says it will take two weeks, count on the work taking a month. Unless you are having only the basics repaired like paint and carpet, I would expect the work to repair a house to take at least a month and bigger jobs to take two months.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           After the work is done you have to get the house cleaned and listed for sale. It takes a week or so to get everything ready and the home on the market and then you have to wait for an offer to come in. If I price a home correctly an offer usually comes in around three weeks after I listed the home. If I over price a home it can take six weeks or longer to 
          &#xD;
    &lt;/span&gt;&#xD;

           get an offer
          &#xD;

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           To get the highest price for you flip you will want to sell to an owner occupant. In order to sell to an owner occupant there is a 95 percent chance they will get a loan and that process takes from four to six weeks. Hopefully the appraisal comes in at value and there are no issues that cause the contract to fall apart, because you will have to start the process all over again.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Time it takes to flip a house:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Schedule a contractor and complete repairs: one to three months
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            List a home and get a contract: one to two months
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Time it takes for the buyer to close: one to two months
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Total time: three to seven months
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           This time frame assumes the contractor is fairly quick working, 
          &#xD;
    &lt;/span&gt;&#xD;

           the house is priced right
          &#xD;

           , the buyers get their loan with no problems and there are no other delays. When flipping houses you have to remember that nothing every works out perfectly so plan for delays and

           WHAT IS THE BEST WAY TO SELL A FLIP?

           Many flippers try to sell a house for sale by owner to save money on a real estate agent commission. This is a huge mistake if the house flipper does not know what they are doing. The best way to sell a house is to use a real estate agent, because they will market it better, price it better and get it sold quicker. If you under price a home you will leave money on the table and if you overpriced the home you it will sit on the market and sell for less than if it was priced right.

           WHAT ARE THE RISKS OF FLIPPING HOUSES?

           There a lot of risks when you flip houses, but if you do your homework and plan well you should make money. The biggest risk is under estimating the costs of a flip and losing money or even the house, because you are too stubborn to sell for a loss. No matter how nice a house is you cannot sell it for more than market value. If you have had a house for sale with a real estate agent for months and don’t know why it is not selling, you probably over priced it. It is better to sell a home now and make less money that to hope that prices will increase or a special buyer will come along.
          &#xD;
    &lt;/span&gt;&#xD;

           Flippers fear a market change more than anything because it takes time to flip and a lower market means less profit. If you follow the guidelines like the 70 percent rule you should be able to make money flipping even in a down market. Many flippers went bankrupt during the last housing crisis because they bought mediocre deals assuming they would make money because they market would always go up. When they market went down they did not lower prices and take their losses fast enough and they could not 
          &#xD;
    &lt;/span&gt;&#xD;

      <title>How To Buy A Small Multifamily Property: A Step By Step Case Study</title>

           I really like small multifamily properties, and I talk about them an awful lot. Several months ago, I wrote a post called “How to Make a Million Dollars in Real Estate” which was designed to show the possibilities for building wealth through real estate – and the start of that plan was the purchase of a small multifamily property. I’ve explained many times that the goal isn’t to buy a property that fits exactly the description mentioned, but rather to teach the math behind the method. You could buy a triplex, a few duplexes, lots of single family homes, or whatever.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           Since that post came out, I’ve been asked by a number of people how they should buy such a property. So, to help with this, I wrote this post to show you step by step how I managed to buy my newest real estate investment, with almost nothing down and significant monthly cash flow. It’s often easy to get caught up in the “theoretical world” of how real estate investing works – so hopefully this post will give you an idea of how real estate investing can (and does) work in the real world. All the numbers in this are true and accurate, though I sometimes might round slightly for simplicity!            STEP ONE: THE 5 MINUTE ANALYSIS
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A lot of people struggle with math. It’s understandable because, although it isn’t terribly difficult, it can be overwhelming to get going. So, I had the idea that it would be neat to show the BiggerPockets community how I analyze an investment property in under five minutes. This isn’t the real in-depth analysis (which we’ll get to) but simply the first “filter” to decide if the property is worth pursuing.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            I sat down at my computer and pulled up
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="http://www.realtor.com/" target="_blank"&gt;&#xD;
      
           Realtor.com
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            and picked a property pretty much at random to analyze. I made a quick video (it actually ended up being slightly longer than 5 minutes, but close enough!) and I looked at some of the important aspects of this property. Specifically, I looked at:
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The location
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             – the property is located in the town I do most of my investing in or around. I knew the location fairly well, because I own another property on the same street. I’d probably classify this as a “C+” area, maybe “B-” with mostly rentals. The property was listed at $120,000, but had originally been listed at $140,000.
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             The number of units
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            – Four units total – three 1 bedroom and one 2 bedroom.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The rent it brings in
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             – The listing stated a total monthly income of $1740 per month, and because I know the area well, I knew a typical one bedroom would rent for (at minimum) $400 in my area and a typical two bedroom would rent for about $500, bringing the total monthly conservative income to $1700.
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             The expenses based on the 50% rule
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            – 50% of the income left $850 to pay the mortgage.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
             The cash-flow, based on the 50% rule
            &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            – I looked at the total mortgage amount for a $100,000 loan (buying at $120k and putting roughly $20,000 down).
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The seller
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I determined that this property was a bank repo, that had originally sold for $149,777 but the bank had foreclosed on it and was selling it at a steep discount.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The purpose of this 5 minute process is not to nail down the specifics on a property. I don’t drive out and look at it yet, I don’t make a lot of phone calls or even show my wife yet. I do this same process dozens of times every week, mostly in my head in under a minute. There are two prices to note about the properties I examine:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The List Price: For 99% of properties I find on the MLS, the price is far too high and not worth it.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The Ideal Price: For 99% of properties I find on the MLS – there IS a price that would make it worth it, and I like to find out what it is. That’s the point of the video above.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;

           Some investors choose to offer the #2 price on every property they see, and while I don’t think this is necessarily a bad idea, I’d rather not waste the time on properties that I’m not a fan of. My personal strategy is to buy a few, amazing properties per year, rather than dozens or hundreds. I like the simplicity, and I’m not looking to be Donald Trump. However, when I find a property that excites me, and the listed value is somewhat in the ballpark of the ideal price, I will investigate a little closer.
          &#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
           Summary of the Quick Analysis
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

      &lt;span&gt;&#xD;
        
            By the end of the video, I stated that “At $100,000 – this property starts getting very interesting to me.” Why?
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Because I like to see a MINIMUM of $100 per unit, per month on a property with nothing down using the 50% rule.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If I’m putting down a large downpayment, I want to see $200 per month in income. At $100,000 with nothing down, the projected cash-flow would be right around $300, and purchasing it at $100,000 with 20% the cashflow would be around $200 per month. That would be an okay deal. However – if you know me – I don’t want an okay deal. I want a great deal. Don’t you?

           Let me show you how this turned from okay to great…
          &#xD;

    &lt;/span&gt;&#xD;

           STEP TWO: THE CLOSER LOOK
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           After publishing the video on BiggerPockets, I kinda forgot about the property. I’m not exactly sure why, but I figured I’d take a look later and just kinda dropped it. A couple weeks later I was driving near the property and remembered it, so I took a drive by. (Silly, yes, I know!) I called my real estate agent and asked him to meet me over there to look at it. Because three of the units were currently rented, we could only get in the fourth unit to check it out without giving 24 hour notice (which I don’t like to do unless I’m really really interested.) I was surprised by the overall cleanliness of the unit, though while the unit we were in was listed as the “two bedroom” unit – it was functionally only a one bedroom (one of the bedrooms was really more of a walk-in closet.) However – at this point the deal got a little better for me because I realized the units were not as ugly on the inside as they were on the outside. I could easily expect $450 per month in rent from these units, not the $400 previously thought.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           THE GAME CHANGER
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           While looking at this property, my Agent told me something else exciting about it: this property was not a 4-plex, but actually a 5-plex. The bank had “decommissioned” the 5th unit in order to make the sale easier (4-plexes are MUCH easier to finance than 5-plexes, because a 4-unit is considered “residential” in the loan world where 5 units and up are considered “Commercial” and require a whole different set of standards and a much different approval process.) We walked to the third floor and I was shocked at what I found – a large, 3 bedroom apartment that was in decent shape. The sellers had locked all the bedroom doors and called them “storage” for the other four units.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Boom.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The numbers I had run before were based on 4 units and $1700 per month in income. Now, it seems, the potential for income was MUCH higher. This was the catalyst to turn this 4-plex from a good deal to a great deal.
           &#xD;

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div&gt;&#xD;

           A QUICK ESTIMATE OF REPAIRS NEEDED

           Overall, the property was in pretty good shape, though as you can see in the photo – it looked pretty ugly from the outside (my favorite, really! It drives away competition!) It definitely needs a new paint job on the outside, and some of the shingles from a fairly new roof had blown off in a freak windstorm we had several years back (missing shingles are very common in my area because of that storm, though most homes have been fixed since then. This place had not.) Additionally, the 5th unit needed some help to bring it into a rentable shape. I estimated about $10,000 worth of work to get the place fully finished, including finishing up the 5th unit.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Immediately, I recalculated my numbers based on the new unit that I could eventually get rented out. As it turned out, it looked like this:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Units 1-4 rent: $450 each x 4 = $1800
          &#xD;
    &lt;/span&gt;&#xD;

           Unit 5: $600
          &#xD;
    &lt;/span&gt;&#xD;

           Total Income: $2400
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           x 50% expenses: $1200

           Mortgage at $100,000 = $550/month ($650/month cash-flow)

           Mortgage at $90,000 = $470/month ($730/month cash flow)
          &#xD;

           Remember, these numbers are based on having no money down – so they are far above my threshold.

           THE OFFER AND NEGOTIATION
          &#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Before I let you know the details about my offer and negotiation – understand that this strategy worked for me, in my market, because I knew my market. The market has not exploded like the rest of the country seems to have, and there is not a mass amount of competition for this kind of property here (another benefit of small multifamily properties… often less competition.)            wrote a great article about making your first offer your “highest and best” instead of worrying about negotiating up and down, so you don’t miss out on deals
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
           . I agree, this is generally the best way to go in a busy market, but since I figured I had time and no real pressing competition- I sent a low ball offer first: $80,000.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Before I get into negotiations – I want to share one more thing that I tested on this offer. Although this was a bank REO, I also know that this was a small, local community bank with a very small department (or one person, probably) in charge of approving or rejecting offers. As such, I added a touch of “personality” to my offer – something usually only done with private sellers:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            I drafted up a one-page cover letter that briefly explained that my wife and I wanted to buy the property for our portfolio, and we are local investors and we want to improve the neighborhood. Then – we included a photo of us ON the paper. My theory was that the person in charge of accepting an offer would feel more inclined to sell to a local nice couple than some faceless investor. Before doing so, I actually went on to the
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="http://www.biggerpockets.com/forums" target="_blank"&gt;&#xD;

          &#xD;
    &lt;/a&gt;&#xD;

      &lt;span&gt;&#xD;
        
            and asked if anyone had done this – and received a mostly “Well, it wouldn’t hurt” response. So I tried it – and I think it kinda worked…
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The official offer I had my agent draft up on the Realtor® form basically consisted of:
          &#xD;

    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Close in 45 days.
           &#xD;

      &lt;span&gt;&#xD;
        
            $1000 in earnest money
           &#xD;

    &lt;span&gt;&#xD;
      
           So I submitted the offer, via my agent, and surprisingly, the selling agent didn’t laugh at us but actually said “well, that might work.” The next day I got a call from my agent saying they verbally accepted but had to hand it upward to get signed off! I was super excited, but after several days of no response, I finally heard back that the deal was killed when the man in charge said “We will not take a $40,000 loss on this property!”
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I said okay and let it go.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Several days later, the sellers called my agent and asked if I could do $100,000 and close in two weeks. I told them no (this is all verbal.) but if they sent something over in writing for $90,000 – I would accept it and close within two weeks. This kind of weird verbal negotiation went on for several days. Finally, after a week of negotiations, the bank signed off on $90,000 and they would do a few thousand worth of repairs that they had planned on doing – and I would close in two weeks. With that, I had a deal under contract. It might not be the $80,000 I really wanted, but it’s still a killer deal at $90,000.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The takeaway from this section on negotiations:
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           every single negotiation and deal I have ever done with a bank has been unique. No two deals have ever been the same for me. It’s always a little weird.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           THE INSPECTION
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Because I had seven days to inspect the property, I immediately set out to arrange my inspection. After all – I had not even been inside 3 of the units because they had renters in them and I didn’t want to waste everyone’s time until I had time to get inside. This is why the “inspection contingency” in the offer was a non-debatable clause.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If you are just beginning – I highly recommend that you hire a professional home inspector to go through any property with a fine-tooth comb. On this property I hired my favorite contractor to go through the property with me, so we spent several hours running through every aspect of the property, and he gave me a bid at the same time. We crawled onto the roof, under the building, in each unit, every closet, every fridge, every nook and cranny. In the end – I saw nothing that surprised me which is always nice.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           My early analysis of repairs needed were almost perfect – $10,000 to get it painted and get the 5th unit fixed up and ready to go.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           A DEEPER ANALYSIS AND THE ONE-HOUR AWKWARD WEBINAR

            At this point, I had looked over every square inch of the property and had an accurate look at how much this would take to fix up. I also knew generally how much everything would cost. As I discussed earlier – I had already done my quick “5 minute” analysis of the property and decided it was worth pursuing. However, a quick analysis – and

    &lt;/span&gt;&#xD;

           the 50% rule
          &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            – are only “rules of thumb.” It was time to actually dig into the numbers and make sure this property would actually pencil out the way I think it would.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

           According to my spreadsheet, in a perfect month when I had no repairs and no vacancies, I would be cash flowing a $1356.86 per month! This, however, is where most newbies screw up! This is also why the 50% rule is so important. I understand that in reality, I will have repairs, I will have vacancies, and I’ll need to plan for them. I don’t have a separate spot on the chart above for vacancies and repairs (I include it under “other monthly expenses”) but I typically assume around 10% of the monthly rent for vacancies/repairs and another 10% for long-term/big-ticket planning (new roofs, new parking, etc.)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           FINANCING
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           I delayed talking about financing until this point, but understand that I had been working the financing angle from the beginning – even before I found the property. I always make sure I have several avenues to buy a property before I offer on one – or else I’m just wasting everyone’s time.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If you’ll recall, I initially asked for 45 days to close – which would give me plenty of time to go with a conventional loan. However, when I agreed to a two-week close, I closed that option off to me.            I explained the deal, sent him all the paperwork, and requested the full purchase price – $90,000. He looked it over and agreed to fund the deal. I would cover the repairs and closing costs and he would cover the purchase price. I would be taking a one-year note (meaning, I’d have to pay the whole thing off in less than one year. More on that in a second.) Thus, I would need about $12,000 in cash to make this deal happen ($10,000 in repairs, $2000 in closing costs.)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Perhaps you have heard about the “65% ARV” number that most hard money lenders stick to when making deals, and perhaps you are wondering how I got the full purchase price covered? A few thoughts on that:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Funding the whole $90k was very generous. If you are just starting out, a private lender or hard money lender may not lend the full amount, even if you are under the 65% number. That’s just the truth. However, there are MANY lenders out there -so get to know a lot of them. Their terms may differ quite a bit. Be sure to check out the 
           &#xD;
      &lt;/span&gt;&#xD;
      &lt;a href="http://www.biggerpockets.com/hardmoneylenders" target="_blank"&gt;&#xD;

           &#xD;

             for the most comprehensive list of lenders available.

      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The after-repair value of this 5-plex would be around $150k or more – so I am under the 65% so the lender was covered.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            I have been building my reputation for many years on BiggerPockets, which helped the lender feel comfortable lending on this project.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            The property was already rented – thus the cash-flow was there to pay the lender each month – meaning he had even less risk. With a typical flip, there is no income coming in at all, which means YOU have to pay the loan each month. Having tenants pay the bill definitely helps on this front.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ol&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           But wait… a private loan is going to be short term!? What then?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Like I said, I asked for a one-year loan on this property.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Why one year?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It comes back, again, to my desire to have multiple exit strategies with everything I do. I cannot stress this point enough – you need to ALWAYS have multiple exit strategies. So, my strategies are as follows:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Refinance the Property Through a Bank– This is my first plan, and I am 99% confident this will happen. I was already pre-approved through a bank to buy this property in the first place, so unless something drastic changes in the lending world in the coming months – I can refinance this without a lot of problems. However, in order to refinance – the bank requires that it be “seasoned” for 6 months- meaning I have to wait six months before the refinance will go through. Knowing that my monthly payment will drop significantly once I refinance, you can bet on day 6 months and one day – I will be closing on that refinance. However, if that doesn’t work, there is always option 2:
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Find a long-term private lender– If the lending environment changes and I cannot get a loan, I would look for a private lender who wanted a long-term investment. With the stability of the property, and the magnitude of the deal, I’m confident I could find a wealthy individual looking to earn a solid interest rate for 15 years or more.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Add a Partner on and Refinance– If I couldn’t find a long-term private lender, I would bite the bullet and find a partner to add to the deal. I’ve talked about this strategy a number of times, and while I would be giving up a significant portion of equity, it would work to get me out of the deal. I have a partner who I’ve worked with on a few projects who makes great money, has excellent credit, and a stable job – so getting a loan is as easy as signing a piece of paper for him. I would simply add his name to the title on the loan, wait for the seasoning to end, and have him refinance the deal. Again, this isn’t ideal – but it’s an exit strategy (and would be excellent for him!)
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Fix and Flip– Finally, if all other options were not possible, I would simply sell the property. With the $2400 per month in income this property produces, I know I could make a hefty profit by simply selling it. However, this is my last option because I don’t care about the $30,000-40,000 I would make – I care about the $800 per month I will be making if I can get exit strategy #1 to turn out!
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ol&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           But what If I don’t have any money!!?
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           Like I said earlier, the private lender will be funding the purchase price of $90k on this deal, and I will be funding about $12,000 in repairs/closing costs. But what if I didn’t have that money? Because I’m a big fan of learning how to invest in real estate with no money, let me share just a few ideas:
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Credit Card– I could pay for all the repairs on credit. I don’t necessarily recommend doing this, but it is possible. For a good article on using credit cards to buy real estate, check out Ali Boone’s article “How to Buy Real Estate With a Credit Card.” **
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Partnership– I’ve mentioned this before – but I could add a partner to the deal. I could find a friend with an extra $12,000 and offer him part of the deal.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Another Private Lender– Finally, I could use another private lender and borrow the $12,000 secured with a 2nd mortgage on the property. This would probably be the most difficult to do – but also plausible.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ol&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Remember – there are not a whole lot of “rules” when it comes to investing in real estate, and one of my goals of this epicly long post is to bring you inside my mind and share some of the ways I look at creative real estate investing.            In my state, we close real estate transactions with Title Companies, though in some states you might use an attorney. Either way, the process is pretty much the same.

    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;

           At this point, I was ready to proceed. My real estate agent sent over the “Purchase and Sale” agreement (the signed agreement between both parties) to the Title Company and the Title Company went to work. It took about a week or so to finish the process, where they did a title search and prepared all the documents, including the “Promissory Note” and “Deed of Trust” between myself and the private lender. I arranged for insurance (which was a little less than I thought!) and made an appointment to sign the documents.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           So, last week I closed on the property. As an added bonus, the property management company who was looking after the place before closing actually found a tenant for the 4th unit before closing, so I inherited the property completely full (except for the 5th unit.)
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Going forward – I will get the 5th unit repaired and in six months, I plan on refinancing the whole property into a 30-year fixed mortgage. Between now and then, I expect to pretty much break even, due to the higher loan payment and vacant 5th unit. You see, I can’t completely finish the 5th unit before six months is over because I want to refinance this property as a “residential” property, not a “commercial” property. So, the 5th unit will stay “decommissioned” for the time.

For example, some households living in cities with cold winters and hot summers might have larger utility bills (looking at you, Syracuse). Additionally, those living in low-density cities might have to spend more time and gas for transportation.
